Preparing for Your Remodel
Create a clear project scope and written contract that list deliverables, timeline, payment schedule, and change-order procedures. Confirm permits, inspections, and any required HOA approvals before work begins to avoid costly delays. Keep a prioritized wish list so decisions during construction stay aligned with your main goals.
Set a realistic budget with a contingency of at least 10–15 percent for unforeseen issues uncovered during demolition. Obtain detailed, itemized estimates from True North Construction and compare line items rather than only overall price. Decide in advance which finishes and fixtures are essential and which can be downgraded if the budget needs to flex.
Prepare the job site by clearing furniture, personal items, and valuables from work areas and adjacent rooms. Protect remaining belongings and finalize plans for dust control, temporary walkways, and access for crews and deliveries. Designate a secure, dry storage area for materials and avoid storing sentimental items in the house during construction.
Plan for daily life during the remodel by arranging temporary living solutions if needed, such as sleeping in one room, staying elsewhere during disruptive phases, or scheduling high-noise work when you can be out. Coordinate utility shutoffs and temporary services with the contractor and plan meals and bathroom access around work that affects plumbing or electricity. Communicate the schedule to family members and any regular visitors so expectations are managed.
Establish clear communication protocols with your project manager including preferred contact method, regular update cadence, and a single point of contact for decisions. Keep all selections, approvals, and change orders in writing and store them in one accessible folder or digital thread. Plan a final walkthrough checklist to verify punch-list items and warranty details before final payment.
